Fall is on the horizon. Nights cool down, growth patterns change, and it’s the best month of the year to make improvements that will pay you back all next season, especially in fescue lawns and newly planted landscapes.
Lawn care (fescue and bermuda)
Tall fescue
- September is prime time for core aeration and overseeding. If your lawn thinned during summer, this is when you rebuild it.
- Plan seed, soil improvements, and watering. Establishment is all about consistency for the first few weeks.
- Lower mowing height leading up to aeration and seeding for better results.
- Hold off on broad herbicide applications until new grass is established, unless you’re treating very specific problem areas.
Bermuda
- Keep mowing while it’s actively growing, but start easing toward the end-of-season routine as nights cool.

- Continue weeding efforts. Late-season weeds can still set seed, leading to next spring's weed problems.

- Re-edge beds and tighten up borders. Early fall clean lines make a big visual impact.
Irrigation and water management
- Adjust irrigation schedules as temperatures drop. Many landscapes need less water in September than in August, even if the days are still warm.
- If you’re overseeding fescue, your watering needs will be different. Short, frequent watering for seed establishment comes first, then taper to deeper cycles.
- September is a great month for irrigation repairs and efficiency upgrades: head replacements, nozzle changes, pressure issues, and controller improvements.
Drainage and runoff
- Pay attention to how water moves during heavier rains. September is a smart month to correct drainage before fall planting and before winter wet weather settles in.
- Fix washouts, re-grade small areas, and extend downspouts as needed to protect beds and turf.
Hardscape and outdoor lighting
- Cooler weather makes fall one of the best seasons for patio work, walkways, steps, and small outdoor living upgrades.
- As days shorten, landscape lighting becomes more noticeable. September is the right time to add lighting for entries, paths, steps, and patios, and to tune existing systems before fall growth shifts.
